Jeonse & Rental Contract Safety in Korea
Follow a practical sequence from public-record checks and price context to contract clauses, final-payment rechecks, move-in reporting, and deposit-return guarantees.
1. Safety is not one number
Do not judge a rental contract only from a jeonse-to-sale ratio or a single price estimate. Property type, transaction evidence, ownership, senior claims, building legality, and guarantee eligibility all matter.
2. Before signing: verify the property and the other party
3. Check price context and senior claims together
HUG price references, local jeonse ratios, auction recovery ratios, and guarantee-incident information are useful context, but they do not replace the official register or a guarantee review. For properties with thin transaction evidence, compare multiple reliable references.
4. Put money, timing and conditions in the contract
- Write the deposit / balance amounts, payment dates and receiving account clearly.
- Define how material changes in ownership or security rights before final payment will be handled.
- If loan or guarantee approval matters to the deal, discuss and document the agreed treatment if approval fails.
- Document repair, maintenance-fee and restoration responsibilities.
5. Recheck immediately before the final payment
Check the register again just before transferring the balance. Compare any new mortgage, seizure, ownership change or trust entry with the signed contract. Confirm the exact unit, occupancy status, key handover and management-fee settlement, and keep payment evidence.
6. After moving in: reporting and deposit-protection steps are separate
Complete the move-in report after actual occupancy and check whether the housing lease report applies. Do not assume that one filing completes every requirement for opposability, a fixed date, priority repayment, or other legal protection.
7. Review deposit-return guarantee eligibility early
The Korean guide's current HUG reference date is 2026-09-17. Guarantee limits, timing rules and underwriting conditions can change, and meeting a headline deposit threshold does not guarantee acceptance. Check the current HUG rules before or early in the contract period.
