Korea Housing Property Tax Estimator (2026)

Enter the 2026 and 2025 statutory values for the same home and your Korean-law one-household-one-home attestation to estimate the supported basic calculated amount in KRW.

CalculatorEstimate

Enter the 2026 and 2025 statutory values for the same home and your Korean-law one-household-one-home attestation to estimate the supported basic calculated amount in KRW.

This tool estimates the basic calculated amount for the housing portion of Korean property tax. Enter statutory values in KRW. It does not determine legal eligibility or the final bill.

Enter the statutory value under Korea's Local Tax Act (시가표준액) for this home in 2026, not its purchase, listing, or market price.

Select this only for legal nonexistence (which may include certain newly built homes). Not finding the value, not checking the record, or not owning the home last year does not by itself establish legal absence.

This calculator does not determine eligibility. Household composition, homes excluded from the statutory count, joint ownership, and other legal conditions must be checked separately.

Selecting this box records the user's assumption for this estimate; it is not an official eligibility decision. The Korean statutory status does not mean “first home,” “first-time buyer,” merely “my only home,” or simply “I own one house.” If you are unsure, leave it unchecked and confirm the status with Wetax or the competent Korean local government.

Rules verified 2026-08-11 · 2026 calculation basis

2026 calculation basis

The Enforcement Decree amendment was promulgated on May 29, 2026 and took effect on June 1, 2026. The 2026 statutory property-tax assessment date (과세기준일) is June 1, 2026.

Other homes use a 60% statutory assessment ratio. For a user-attested qualifying one-household-one-home case, the ratios are 43% at or below 300 million KRW, 44% above 300 million through 600 million KRW, and 45% above 600 million KRW.

A qualifying home above 900 million KRW still uses the 45% ratio, but the standard housing property-tax rate schedule. The 900 million KRW boundary controls the preferential rate, not the ratio.

Tax-base cap

This is a tax-base cap, not a cap on the tax increase. The applied tax base is the lower of the ordinary tax base and the statutory tax-base cap amount.

Ordinary tax base = 2026 statutory value × current statutory assessment ratio.

Prior-year equivalent tax base = 2025 statutory value of the same home × the ratio applicable on the current assessment date.

Tax-base cap amount = prior-year equivalent tax base + 5% of the current ordinary tax base.

The calculator applies the lower of the ordinary base and that cap amount before applying the rate schedule.

The current value substitutes only when the prior-year statutory value legally did not exist. A value that is unknown or not found cannot be substituted.

Inputs and statutory eligibility

The statutory value under Korea's Local Tax Act (시가표준액) generally follows the publicly announced Korean housing price. It is not a purchase or market price.

The Korean statutory “one household, one home” status (1세대 1주택) involves household composition, counted homes, exclusions, joint ownership, and other legal rules. The checkbox records the user’s attestation; this calculator does not determine eligibility.

Supported and excluded scope

This estimate supports the 2026 housing portion of Korean property tax, the current and prior statutory values for the same home, the statutory assessment ratios, the tax-base cap, and the supported standard or preferential rate schedule.

Korean housing property tax is generally billed in July and September. A municipality may bill an annual amount at or below 200,000 KRW entirely in July under its ordinance; the actual notice controls.

Detailed disclaimer and exclusions

The estimate depends on the accuracy of the statutory values and attestation you enter. It excludes the urban-area portion, Korean local education tax, Korean regional resource facilities tax, municipal ordinance adjustments, tax relief, and non-taxable treatment. It does not calculate land, ordinary buildings, Comprehensive Real Estate Holding Tax, or other unsupported items. The actual notice may also reflect authority-specific rounding and administration. Confirm the assessment with Wetax, the competent Korean local government, or a qualified Korean tax professional.

The publicly announced Korean housing price can be checked by year through the official Realty Price service. Official Realty Price lookup
